The Prisma building was the first supermarket in Estonia and the entire Baltics to receive LEED certification.

“A total of 90 buildings have been certified or are in the process of being certified in the Baltic States. Among retail buildings, Roo Prisma is the first supermarket to receive the LEED Retail certificate,” said Marko Kull, Chairman of the Board of Millerhawk OÜ. “The presence of a green certificate is becoming increasingly important in the real estate sector for developers, financiers and tenants, as more and more attention is being paid to the environmental friendliness and energy efficiency of buildings. The building must be good to work in and it must also be comfortable for customers.”

Forus, which focuses on creating a safe and sustainable environment, advises various companies and building owners on qualifying for the certificate. Kairi Nõulik, Head of the Energy Efficiency Department at Forus, confirmed that in addition to commercial buildings, retail companies are increasingly interested in LEED certification, which is encouraging.

“In LEED certification, a building receives points in different categories. One important indicator is the building’s energy use – heating, cooling and electricity consumption,” explained Kairi Nõulik. According to him, the environmentally friendly use of refrigeration equipment brought Roo Prisma many important points. It uses a natural and water vapor-free refrigerant, which has an ozone depletion coefficient and a very low impact on global warming. For more efficient use of energy and heating the building, the waste heat from the same cooling system is also recycled.

In addition, what makes Roo Prisma special is that it uses green electricity – all electricity comes from renewable energy sources. Kairi Nõulik also considers the retail store’s lighting system to be one of the most efficient seen in commercial buildings today.

Construction work on Roo Prisma, built near Lake Harku, began in August 2021 and the building was completed a year ago. The building was built by Ehitustrust. The total area of the center is 3,300 square meters and the total cost reached six million euros.

Millerhawk is an institutional investment management company that focuses on real estate in the Baltic capitals, where there is greater demand for modern office, industrial and commercial space. Carefully considered target selection allows the company to use the Estonian, Latvian and Lithuanian real estate markets to achieve the highest potential return.

LEED (Leadership in Energy and Environmental Design) is an international certification system that aims to assess and recognize the environmental sustainability of buildings. Obtaining a LEED certificate means that a building meets strict standards for energy efficiency and environmental friendliness.
